Waiting To Buy A Condo – Be Careful

Recently I was talking to a perspective condo buyer who told me they are definately going to buy a condo but want to wait until right before the high rental season in the spring to take advantage of rental income and because prices should be lower as well.  Fair enough.

Prices Are Going Down – But

As a professional realtor I study the local market every day looking at what is selling and at what price points so I can advise my clients of what they can expect as a buyer or a seller and what I am seeing is pretty remarkable.   Here is what is happening. 

  • A big part of recent sales are foreclosures and short sales which is driving prices down.  Prefectly reasonable right? 
  • A big part of sales that are Pending or Contingent (these are sales where a property is under contract but has not closed yet so we know the asking price but not the final sale price) are also foreclosures and short sales and will eventually close at relatively low prices.  Again, this seems perfectly reasonable, foreclosures and short sales are in high demand right now and provide buyers a good way to get a great deal on a condo at the beach.

Here is where it gets tricky for buyers and sellers.  We have established that the recent sales are at “low” prices and we believe that a large part of the pending and contingent sales will eventually close at “low” prices but what happens with the active inventory currently available for sale?  Conventional wisdom tells us that with recent ”low” sold prices  and expected low current pending and contingent sale prices that prices for active condos for sale should follow suite and be low as as well – right?  Right, well wait a minute, that is not necessarly the case.  Take a look at Sundestin, a condo in Destin that is representative of many if not most condos in our area.
